The unit outlives everyone on it.
Marina Gate Unit 1203 has had one owner, four tenancies and three listing agents. All of that is one record. A sale to a new owner does not start a new file, it adds an ownership period. A tenant moving out does not erase the rent history, it closes a tenancy and opens the next state.
So when an agent picks the unit up for the first time, the last five years of it are already on screen. What it rented for, who serviced the AC, why the 2023 listing was pulled.
Three teams, one state machine.
Onboarded, listed, under offer, reserved, tenanted or sold, in renewal, vacating, off-market, archived. Sales, leasing and property management all read and write the same states, which is why a unit cannot be under offer in one department and advertised as available in another.
When Arc reserves the unit, every surface reads it as reserved in the same instant. An enquiry that arrives after that still lands in the pipeline, but it lands against a unit the agent can see is already held, before the reply goes out. When the tenancy ends the unit returns to the market with its renewal history attached to whoever picks it up.
The paperwork lives on the property.
The Ejari contract number and the DLD property ID sit on the unit itself, entered once. Around them: every ownership period with its dates, every tenancy and what it rented for, every listing including the pulled ones, every maintenance ticket and the vendor who took it, and every document signed through UAE PASS against this unit. All stamped with who did it and when.
Not in a WhatsApp group, not in a folder on a laptop, not in the inbox of an agent who left in March. When a buyer asks what the unit rented for in 2023, the answer is on the record. When RERA asks for the Ejari number, it takes one click.
